1298.03 SINGLE NONCONFORMING LOTS OF RECORD.
   (a)   In any district in which single-family dwellings are permitted, a single-family dwelling and customary accessory buildings may be erected on any single lot of record as of March 21, 1967, notwithstanding limitations imposed by other provisions of this Zoning Code. Such lot must be in separate ownership and not of continuous frontage with other lots in the same ownership. This provision shall apply even though such lot fails to meet the requirements for area, depth or width that are generally applicable in the district, provided that no lot shall be deemed to be less than forty feet wide for the calculation of yard requirements, and provided, further, that:
      (1)   The sum of the side yard widths on any such lot of record shall be at least twenty-five percent of the width of the lot.
      (2)   The depth of the rear yard of any such lot need not exceed thirty percent of the depth of the lot, but in no case shall it be less than twenty feet.
   (b)   Variances from requirements listed in Chapters 1242 through 1292, other than lot area or lot width, shall be obtained only through action of the Board of Zoning Appeals as provided in Section 1236.03.
