(a) Applicability. Street trees are required for all non-residential developments and any multi-unit residential development consisting of four or more dwelling units. This section is also in addition to any other non-tree-related streetscape landscaping found elsewhere in this Code (i.e. perimeter landscaping of parking lot areas and bufferyard areas between specific uses).
(b) Overhead Utility Lines. If no overhead utility lines exist along the subject right-of-way, street trees shall be Group A trees. If overhead utility lines exist, are lower than thirty-five feet in height and are located close enough to the tree lawn area so as to contribute to issues in the future, then the street trees may be Group B trees.
(c) Location. Streetscape trees shall be planted according to the following standards and in the following order of priority:
(1) First, within a minimum five feet wide planting area located upon the subject property. Such planting areas located adjacent to paved parking surfaces shall be protected with concrete curbing. If setbacks or existing conditions prevent planting in this manner, then proceed to the next priority;
(2) Second, within the tree lawn in the right-of-way with the approval of the tree placement and species by City of Miamisburg. If no such tree lawn exists, then proceed to the next priority;
(3) Third, within a tree grate or raised planter in the right-of-way with the approval of the tree placement and species by City of Miamisburg. If no such planting area can be created, then proceed to the next priority;
(4) Fourth, if any of the above options are not feasible, refer to Section 1290.09.
(e) Clear Trunk. Street trees shall have a clear trunk of at least five feet above ground and not contribute to sight distance issues for pedestrians and drivers.
(f) Species. The species shall be drought and salt tolerant. The use of multi-stem trees for streetscape landscaping shall be prohibited. A mixture of tree species should be provided in any case where more than five streetscape trees are required for a proposed development.
