(a) Yard requirements in the RO-1 District are as follows:
(1) Minimum front yard depth See subsection (c) hereof
(2) Minimum rear yard depth See subsection (d) hereof
(3) Minimum side yard width See subsection (d) hereof
(b) Special uses shall comply with all pertinent development standards contained in Chapter 1296.
(c) A twenty-five foot front yard depth shall be provided. However, if adjacent lots are developed, the average of adjoining front yard depths shall be provided if they are less than twenty-five feet. If the lot is located across the street from a residential district, twenty-five feet shall be provided in any case.
(d) Each side and rear yard shall be equal to the height of the principal building. If adjacent lots are industrially-zoned and developed to the lot line, side and rear yard requirements shall be at the discretion of the Planning Commission. Where a side or rear lot line abuts upon a residential district or use, said yard shall in no case be less than fifty feet in width. Within this bufferyard, a landscaped buffer at least fifteen feet wide shall be created along the entire length of the property for buffering purposes. Within this landscaped buffer, a sight-proof landscaped screen of Group A and C trees (minimum seventy percent Group C trees) and/or compact evergreen hedge shall be provided. The minimum planting height for such plantings shall be six feet for evergreens and two inch caliper for deciduous trees. An opaque fence of adequate height, as adjudged by the Planning Commission, may be substituted or required in place of such plantings if approved or required by the Planning Commission.
