(a) Yard requirements in the NB-1 District are as follows:
(1) Minimum front yard depth 25 feet or average of adjoining front yard depths if the same are less than 25 feet. The Planning Commission may vary this standard through the site plan and/or special use review process if it can be shown that such a variation will result in a more optimal and safer site design and when it is determined that the health, safety, or general welfare would be best served by such an exemption.
(2) Minimum rear yard depth 35 feet also see subsection (c) hereof.
(3) Minimum side yard width 10 feet, plus one foot for each two feet by which the building or structure exceeds 15 feet in height. Also see subsection (c) hereof.
(b) Special uses shall comply with all pertinent development standards contained in Chapter 1296.
(c) Where a side or rear lot line of a non-residential use coincides with a lot line of a residential district or use, a landscaped bufferyard at least fifteen feet wide shall be created along the entire length of the property for screening and buffering purposes. Within this landscaped buffer, a sight-proof screening of Group C trees and/or compact evergreen hedge shall be provided. The minimum planting height for such plantings shall be six feet. The required plant materials shall be planted at such a spacing as to achieve a continuous screen within three growing seasons. An opaque fence of adequate height, as adjudged by the Planning Commission, may be substituted or required for such plantings if approved or required by the Planning Commission.
