(a) Yard requirements in the Austin Overlay District are as follows:
(1) Minimum front yard depth 60 feet
(2) Minimum rear yard depth See subsection (b) hereof
(3) Minimum side yard width See subsection (b) hereof.

(b) The minimum side and rear yard setback shall be 100 feet when abutting residentially zoned or developed properties. The Planning Commission may reduce the minimum setback if it determines that sufficient buffering exists or will be installed as part of the proposed development plan.
