(a) Yard requirements in the OR-1 District are as follows:
(1) Minimum front yard depth twenty-five feet or average of adjoining front yard depths if the same are less than twenty-five feet. The Planning Commission may vary this standard through the site plan and/or special use review process if it can be shown that such a variation will result in a more optimal and safer site design and when it is determined that the health, safety, or general welfare would be best served by such an exemption.
(2) Minimum rear yard depth 35 feet also refer to subsection (c) hereof.
(3) Minimum side yard width: See below and refer to subsection (c) hereof for buffering requirements
A. Single-family residential uses 8 feet
B. Two-family residential uses 8 feet
C. Offices and service uses 10 feet
D. Other non-residential uses 10 feet
(b) For uses permitted by right or special review within the R-3 District, the requirements of that district shall be applicable. Special uses shall comply with all pertinent development standards contained in Chapter 1296.
(c) Where a side or rear lot line of a proposed non-residential use coincides with a lot line of a residential district or use, a landscaped buffer at least ten feet wide shall be created along the entire length of the property for buffering purposes. Within this landscaped buffer, a landscape screen of Group C trees and/or compact evergreen hedge shall be provided. The minimum planting height for such plantings shall be six feet. The required plant materials shall be planted at such a spacing as to achieve a continuous screen within three growing seasons.
