(a) Within the City.
(1) The engineer shall prepare the final plat, in accordance with the requirements listed herein, and submit an original tracing in waterproof ink on cloth, along with two blueprint copies, to the Planning Commission for review and approval or disapproval.
(2) After the final plat is received and found to conform to the preliminary plat, as tentatively approved, and to the requirements set forth in these Subdivision Regulations, the Commission will give the plat its final approval and endorse the same thereon. Such approval or disapproval shall take place within thirty days after submission of the final plat, or a certificate shall be issued on demand in lieu of such approval.
(3) The approval of the Commission will be shown by signature on the plat. Such approval shall become null and void unless the plat is placed on record within sixty days after the date of approval, unless an application for an extension of time is made in writing to the Commission and granted within such sixty-day period.
(4) The subdivider shall furnish the Commission with one reproducible tracing of the plat for record and file purposes and four prints for distribution.
(5) The final plat of the subdivision so approved shall be filed in the office of the Montgomery County Recorder.
(6) The approval of the final plat by the Commission shall not be deemed to constitute or affect an acceptance by the public of the dedication of any street or other proposed public way or space shown on the plat. When such dedication is to be made by the subdivider, a print of the approved plat shall be submitted to City Council for necessary action on the proposed dedication.
(b) Within Three Miles of the City.
(1) The subdivider shall submit seven copies of the final plat to the City Planning Commission. One copy shall be retained for review and record purposes, and six copies shall be forwarded to the County Planning Commission for review by the agencies concerned and recommendations for approval or disapproval to the City Planning Commission.
(2) After the final plat has been received and found to conform to the preliminary plat, as tentatively approved, and to the requirements set forth in these Subdivision Regulations, the Commission will give the plat its final approval and endorse the same thereon. Such approval or disapproval shall take place within thirty days after submission of the final plat, or a certificate shall be issued on demand in lieu of such approval.
(3) The subdivider shall furnish the City Planning Commission with two reproducible tracings of the plat for record and file purposes and four prints for distribution.
