1224.02 PRELIMINARY PLATS; INFORMATION REQUIRED.
   The preliminary plat shall be prepared by a qualified technician and shall show sufficient information for the Planning Commission to determine if the plat best serves the public interest. The following information and data shall be shown on the preliminary plat:
   (a)   The proposed name of the subdivision, its location by section, town, range and township, the name and address of the engineer and subdivider, the scale and the north point. The name shall not duplicate or be alike in spelling or pronunciation with any other recorded subdivision.
   (b)   The boundaries of the proposed plat in a heavy line with the approximate acreage therein.
   (c)   The location, width and name of all existing or platted streets, railroads or other utilities, and right-of-way easements, adjacent to the plat section lines and the corporate boundaries.
   (d)   Existing sewer, water and storm sewer lines, with pipe size and grades, adjacent to the plat.
   (e)   The names of adjacent subdivisions or the owners of unplatted lands and a vicinity sketch.
   (f)   Zoning districts, building setback lines with dimensions, and easements with dimensions.
   (g)   Existing contours at five-foot intervals where the slope is greater than ten percent, and at not more than two feet intervals where the slope is less than ten percent. One-foot contours may be shown in relatively flat topography. All elevations shall be based on sea level datum.
   (h)   The preliminary layout of streets and other public ways with their names and widths. The names shall not duplicate or be alike in spelling or pronunciation with any other recorded street.
   (i)   The layout, number and approximate dimensions of lots.
   (j)   Any land to be reserved or dedicated for public use.
   (k)   A typical street cross-section, from property line to property line.
   (l)   Preliminary profiles of each street, with approximate grades.
   (m)   A preliminary plat and profile of sanitary sewers, with approximate grades and pipe sizes.
   (n)   A preliminary plan and profile of storm sewers, with approximate grades and pipe sizes.
   (o)   A preliminary plan of the water system, with pipes sizes and the location of hydrants.
   (p)   A copy of protective covenants attached to the plan, if any.
   (q)   A preliminary lighting plan, showing the lighting fixture type and the locations of such fixtures.
   NOTE: Items (a) through (j) must be submitted for tentative approval.
