SECTION 15.1505.  LOT AND BULK REGULATIONS.
   A.   Minimum Lot Size.  In no case shall the minimum lot area in the H, Office/Hotel District, be less than 60,000 square feet with a width at the front lot line of not less than 100 feet.
   B.   Minimum Commercial Front Yards.  Any building or structure hereafter erected or relocated upon any land in the H, Office/Hotel District, in the Village shall be set back from the front lot line and shall have a commercial front yard of at least fifty feet (50).
   C.   Transitional Yards.  Where the H, Office/Hotel District, adjoins a residential district, transitional yards shall be provided in accordance with the following regulations:
      1.   When lots in the H, Office/Hotel District, are adjacent to a street and at least eighty percent (80%) of the frontage directly across the street between two (2) consecutive intersecting streets is in a residential district, the front yard regulations for the residential district shall apply to the said lots in the H, Office/Hotel District.
      2.   In the H, Office/Hotel District, where a lot line coincides with a side or rear lot line of property in an adjacent residential district, the yard adjacent to such lot line shall be at least equal in dimension to the minimum yard required by this Chapter for the adjacent yard in the residential district, but in no instance less than the required yard in the H, Office/Hotel District.
      3.   In the H, Office/Hotel District, where the extension of a front lot line along a street coincides with a front lot line of property in an adjacent residential district, the front yard of all lots adjacent to such street shall be at least equal in depth to the minimum front yard required by this Chapter for the adjacent residential district but in no instance less than the required commercial front yard of the H, Office/Hotel District.
      4.   Transitional yards shall be maintained without parking facilities therein and as open space, unobstructed from its lowest level to sky.
   D.   Maximum Floor Area Ratio and Corresponding Maximum Lot Coverage.  The maximum floor area ratio and maximum lot coverage, including accessory buildings or structures, concrete or paved walkways and/or driveways and/or other concrete, impermeable or paved areas and parking requirements shall be permitted in accordance with the following table:

   E.   Maintenance of Yards, Courts and Other Open Spaces. The maintenance of yards, courts, and other open spaces and minimum lot area legally required for a building shall be a continuing obligation of the owner of such building or of the property on which it is located, as long as the building is in existence. Furthermore, no legally required yards, courts or other open space or minimum lot area allocated to any building, shall by virtue of change of ownership or for any reason be used to satisfy yard, court, or other open space, or minimum lot area requirements for any other building. In addition, an accessory building shall meet the required setbacks of the principal building.
   F.   Time of Construction. No accessory building or structure shall be constructed on any lot prior to the start of construction of the principal building to which it is accessory.
   G.   Percentage of Required Yard Occupied. No accessory building or buildings shall occupy a total of more than five (5) percent of the area of such lot.
   H.   Temporary Buildings. Mobile homes and travel trailers are not permitted as dwelling units.
   I.   Permitted Accessory Buildings, Structures, and Uses. The following accessory buildings, structures, and uses are permitted and may be obstructions in any yards:
      1.   Awnings which may project not more than three (3) feet into a required yard;
      2.   Arbors or trellises attached to the principal building;
      3.   Flagpoles;
      4.   Growing of farm and garden crops in the open;
      5.   Lawn furniture, such as benches, sun dials, bird baths, and similar architectural features;
      6.   Steps, open and necessary for access to and from the dwelling or an accessory building, steps as access to the lot from the street, and in gardens or terraces provided there are no more than eight (8) steps for access to and from a principal or accessory building; and
      7.   Underground improvements.
