SECTION 15.1404.  LOT AND BULK REGULATIONS.
   A.   Minimum Lot Size. The minimum lot area required for development in the O/R Planned Office/Research District shall be two hundred seventeen thousand eight hundred (217,800) square feet having a minimum four hundred (400) feet frontage along an abutting street. More than one (1) building per lot may be permitted, provided, however, that there shall be at least three hundred thousand (300,000) square feet of the area of the lot allocated to each separate principal building to be located on the lot.
   B.   Minimum Yards. In the O/R Planned Office/Research District, no building or structure shall hereafter be erected or structurally altered and no other use of land shall be commenced unless the following yards are provided, suitably landscaped, and maintained in connection with such building:
      1.   Front Yard. On every lot a front yard of not less than one hundred fifty (150) feet in depth shall be provided; with the exception that off-street parking shall be permitted in the front yard of uses located on a lot in excess of ten (10) acres in area.
      2.   Side Yard. On every lot, a side yard shall be provided along each side lot line. The minimum side yard shall be seventy-five (75) feet, provided that a total of two hundred (200) feet in side yards is present; with the exception that off-street parking shall be permitted in the side yard of uses located on a lot in excess of ten (10) acres in area.
      3.   Rear Yard. On every lot, a rear yard shall be provided and maintained of not less than one hundred (100) feet in depth; with the exception that off-street parking shall be permitted in the rear yard of uses located on a lot in excess of ten (10) acres in area.
      4.   Transitional Yards. Whenever any front yard, side yard, and/or rear yard abuts any residential district located within the corporate limits of the Village, such abutting front yard, side yard, and/or rear yard shall have a depth of not less than one hundred (100) feet from the adjacent residential lot.
   C.   Maximum Lot Coverage. Not more than seventy-five (75) percent of the lot area may be covered with impervious surface. No building or structure shall occupy more than twenty (20) percent of the lot area, which twenty (20) percent shall be included in the calculated impervious surface. This subsection shall not apply to uses located on a lot in excess of ten (10) acres in area.
   D.   Floor Area Ratio. The floor area ratio in the district shall be .45; provided, however, that no principal structure located within eight hundred (800) feet of a residentially zoned district in the Village shall have a floor area ratio in excess of .40; and further provided that this subsection shall not apply to uses located on a lot in excess of ten (10) acres in area.
   E.   Maximum Height. The maximum height of a building shall not exceed five (5) stories with a total of sixty (60) feet provided, however, that no building or structure located within eight hundred (800) feet of a boundary of a residentially zoned district in the Village shall exceed three (3) stories or have a maximum height greater than a total of forty-five (45) feet. The height of a building shall be measured from grade and shall not include flagpoles, chimneys, antennae, mechanical penthouses and appurtenances, or steeples. This Section shall not be deemed to conflict in any manner with additional heights otherwise allowable under the provisions of this Chapter. This subsection shall not apply to uses located on a lot in excess of ten (10) acres in area.
   F.   Off-Street Parking and Loading Requirements. There shall be provided 3.5 off-street parking spaces for each one thousand (1,000) gross square feet of floor area. Said parking spaces shall be provided on a paved surface. Said parking requirements will be expanded at the request of the President and Board of Trustees but in no event shall such expansion exceed four (4) spaces per one thousand (1,000) gross square feet of floor area. The maximum truck bay requirement shall be two (2) bays per principal building. All parking facilities shall be subject to site plan approval as herein provided.
   G.   Signs. Signs shall be permitted for each building or use and shall be subject to site plan approval as herein provided and as regulated by Chapter 10 of this Municipal Code of the Village of Mettawa of 2001, as amended. Nothing in this Chapter shall be deemed to prevent the location of such signs in front yards of lots in excess of ten (10) acres in area.
   H.   Maintenance of Yards, Courts and Other Open Spaces. The maintenance of yards, courts, and other open spaces and minimum lot area legally required for a building shall be a continuing obligation of the owner of such building or of the property on which it is located, as long as the building is in existence. Furthermore, no legally required yards, courts or other open space or minimum lot area allocated to any building, shall by virtue of change of ownership or for any reason be used to satisfy yard, court, or other open space, or minimum lot area requirements for any other building. In addition, an accessory building shall meet the required setbacks of the principal building.
   I.   Time of Construction. No accessory building or structure shall be constructed on any lot prior to the start of construction of the principal building to which it is accessory.
   J.   Percentage of Required Yard Occupied. No accessory building or buildings shall occupy a total of more than five (5) percent of the area of such lot.
   K.   Temporary Buildings. Mobile homes and travel trailers are not permitted as dwelling units.
   L.   Permitted Accessory Buildings. Structures, and Uses. The following accessory buildings, structures, and uses are permitted and may be obstructions in any yards:
      1.   Awnings which may project not more than three (3) feet into a required yard;
      2.   Arbors or trellises attached to the principal building;
      3.   Flagpoles;
      4.   Growing of farm and garden crops in the open;
      5.   Lawn furniture, such as benches, sun dials, bird baths, and similar architectural features;
      6.   Steps, open and necessary for access to and from the dwelling or an accessory building, steps as access to the lot from the street, and in gardens or terraces provided there are no more than eight (8) steps for access to and from a principal or accessory building; and
      7.   Underground improvements.
   M.   Vision Clearance; Corner Lots. No building or structure hereafter erected and no planting or other obstruction to the vision of drivers of motor vehicles shall be located within twenty five (25) feet of the intersecting street lines bordering a corner lot.
