SECTION 15.1402.  PERMITTED USES.
   The following uses may be permitted only for tracts of land having at least ten (10) contiguous acres in area which are originally planned and developed in single ownership or unified control. Conveyance of portions of such a given tract of land may be accomplished provided that no construction shall take place on any such portion until the entire tract has been subdivided into lots of record, none of which lots shall be less than five (5) acres in size. Each such tract of ten (10) acres or more shall abut and have a minimum of four hundred (400) feet of frontage along a public thoroughfare. In addition, no building or land shall be used and no building or other structure shall be erected, altered, or enlarged which is arranged, intended, or designed for other than one of the following uses:
   A.   Adult uses, including:
      1.   Adult book stores;
      2.   Adult entertainment cabarets;
      3.   Adult mini motion picture theaters;
      4.   Adult motion picture theaters;
      5.   Art shops or galleries, but not including auction rooms;
      6.   Escort agencies;
      7.   Massage parlors;
      8.   Massage schools;
      9.   Massage services;
      10.   Tanning salons; and/or
      11.   Other similar uses to those listed above.
   B.   Artwork, commercial graphics, advertising displays and printing, duplicating and letter services;
   C.   Blueprinting, film processing, and photocopying services;
   D.   Duplicating and letter service firms;
   E.   Employment agencies;
   F.   Engineering, architectural, and other professional offices;
   G.   Gasoline and/or diesel fuel station;
   H.   Governmental offices, and other public buildings, excluding maintenance shops and outdoor storage;
   I.   Health and exercise facilities; private indoor sports facilities; and other active recreation, including parks, forest preserves on government owned recreational and open space areas;
   J.   Medical/dental research laboratories and  other facilities for research and development, including basic applied, development and technical services conducted by or for any individual, organization, or concern, whether public or private;
   K.   Places of public assembly;
   L.   Restaurants, including the sale of alcoholic beverages as an auxiliary use thereto;
   M.   Retail sales, including but not limited to department stores;
   N.   Business schools, electronic schools, corporate training centers, and data processing centers;
   O.   Building trade showrooms and shops, provided, however, that no outdoor storage shall be allowed;
   P.   Signs as regulated by Chapter 10 of the Municipal Code; and
   Q.   Uses accessory to allowable uses in this O/R, Planned Office/Research District, including off-street parking and loading facilities as permitted or required in accordance with the provisions of Article XVII of this Chapter; provided such accessory use has no sign of any type which is visible from the exterior of the building which within such accessory use is located, has no direct entrance from the exterior of the building, and is not visible from any street:
      1.   Barber shop and/or beauty shop;
      2.   Day care centers, child care facilities and day nurseries;
      3.   Drug store;
      4.   Gift shop;
      5.   News, tobacco and/or candy stand;
      6.   Valet service; and/or
      7.   Office supply store.
