SECTION 15.1304.  LOT AND BULK REGULATIONS.
   A.   Minimum Lot Size.  Every single-family detached dwelling hereafter erected shall be located on a lot having an area of not less than forty thousand (40,000) square feet, and a width at the established front building line of not less than one hundred (100) feet.
   B.   Minimum Front Yard.  Any building or structure hereafter erected or relocated in any R-2 Single Family Residence District in the Village of Mettawa shall be set back from the front lot line and shall have a front yard of at least thirty-five (35) feet.
   C.   Minimum Side Yard.  In the R-2 Single Family Residence District, there shall be provided and maintained along each side of any lot therein a side yard having a width of not less than twenty-five (25) feet.
   D.   Minimum Rear Yard.  Any building or structure hereafter erected or relocated in any R-2 Single Family Residence District in the Village of Mettawa shall be set back from the rear lot line and shall have a rear yard of at least thirty-five (35) feet.
   E.   Yards – Lot-in-Depth.  Exclusive of the stem, required yards for a lot-in-depth shall intersect one another and be adjacent to all lot lines of such lot-in-depth; and, along any given lot line, shall be equal in depth to the deepest required yard of a lot adjacent to and on the other side of such given lot line, so that all yards of a lot-in-depth shall be equal to and correspond with the adjacent required yards, whether such adjacent required yards are front yards, rear yards or side yards.
   F.   Maximum Lot Coverage.  Not more than fifteen (15) percent of the lot area may be occupied by buildings and structures, including accessory buildings or structures, concrete or paved walkways and/or driveways, and/or other concrete, impermeable or paved areas. While considered part of a lot-in- depth but unbuildable (except for paved driveways and walkways), no portion of a stem shall be considered a yard or be included in the calculation of maximum lot coverage.
   G.   Floor Area.  Principal structure dwellings shall have a total livable floor area of not less than two thousand (2,000) square feet in addition to a garage with a total ground floor area of not less than four hundred (400) square feet.
   H.   Scenic Easements.  The Comprehensive Plan of the Village of Mettawa establishes a system of scenic easements on all land adjacent St. Mary's Road, Illinois State Route 60, Everett Road, Riverwoods Road and Bradley Road.  The scenic easement is seventy-five (75) feet in depth measured from the nearest right-of-way line of the streets listed herein.  All required front yard setbacks along the streets designated in this Zoning Ordinance shall be included within the seventy-five (75) foot setback for the Scenic Easement.
   I.   Maintenance of Yards, Courts and Other Open Spaces. The maintenance of yards, courts, and other open spaces and minimum lot area legally required for a building shall be a continuing obligation of the owner of such building or of the property on which it is located, as long as the building is in existence. Furthermore, no legally required yards, courts or other open space or minimum lot area allocated to any building, shall by virtue of change of ownership or for any reason be used to satisfy yard, court, or other open space, or minimum lot area requirements for any other building. In addition, an accessory building shall meet the required setbacks of the principal building.
   J.   Time of Construction. No accessory building or structure shall be constructed on any lot prior to the start of construction of the principal building to which it is accessory.
   K.   Percentage of Required Yard Occupied. No accessory building or buildings shall occupy a total of more than five (5) percent of the area of such lot.
   L.   Temporary Buildings. Mobile homes and travel trailers are not permitted as dwelling units.
   M.   Permitted Accessory Buildings. Structures, and Uses. The following accessory buildings, structures, and uses are permitted and may be obstructions in any yards:
      1.   Awnings which may project not more than three (3) feet into a required yard;
      2.   Arbors or trellises attached to the principal building;
      3.   Flagpoles;
      4.   Growing of farm and garden crops in the open;
      5.   Lawn furniture, such as benches, sun dials, bird baths, and similar architectural features;
      6.   Ornamental light standards;
      7.   Steps, open and necessary for access to and from the dwelling or an accessory building, steps as access to the lot from the street, and in gardens or terraces provided there are no more than eight (8) steps for access to and from a principal or accessory building; and
      8.   Underground improvements.
   N.   Vision Clearance; Corner Lots. No building or structure hereafter erected and no planting or other obstruction to the vision of drivers of motor vehicles shall be located exceeding a height of three (3) feet above the street grade within twenty-five (25) feet of the intersecting street lines bordering corner lots.
