SECTION 15.310.  CESSATION OF NOT PERMITTED USES AND STRUCTURES.
   A.   Except for nonconforming buildings and structures described in Section 15.309, it shall be unlawful to continue or allow the continuation of a nonconforming use and/or the existence of a nonconforming building or structure for any period longer than authorized in this Article.  Such continuation shall render such use an illegal use and/or such building or structure an illegal building or structure.  Any such illegal use shall cease immediately upon becoming illegal.  The owner of any such illegal building or structure shall commence immediately to raze such illegal building or structure and diligently continue such efforts until such illegal building or structure is eliminated.
   B.   Furthermore, any stable which existed lawfully but which becomes nonconforming by reason of the transfer by sale, assignment, leasing, and/or giving away of a portion but not all of the real estate contiguous to the real estate upon which such stable is located shall be modified forthwith to conform to the standards set forth in this Chapter for allowable uses, including but not limited to the requirement of having no more than one (1) horse stall for each contiguous 40,000 square feet of land.
      1.   In the event such stable cannot be brought into compliance with this Chapter, such stable shall be deemed illegal and shall be eliminated immediately.
      2.   The provisions of this subsection B shall not apply in the event such real estate has been taken by any governmental agency through the use of its powers of eminent domain.
