A. An easement for utilities at least five feet (5') wide shall be provided along the side line of lots. A similar easement of at least ten feet (10') in width shall be provided along the front and rear of each line of lots. If necessary for the extension of water main, sewer lines, similar utilities, or access to adjoining property, easements of greater width may be required along lot lines or across lots. Additional easements may be required, as determined appropriate by the city engineer. (Ord. 490, 2-16-2016)
B. Utility easements shall connect with easements established in adjoining properties. These easements, when approved, shall not thereafter be changed without the approval of the city council, after a recommendation from the planning commission.
C. Additional easements for pole guys should be provided at the outside of turns. Where possible, lot lines shall be arranged to bisect the exterior angle so that pole guys will fall alongside lot lines.
D. Where a subdivision is traversed by a watercourse, drainageway, channel, or stream, a storm sewer easement, drainage right of way or park dedication, whichever the planning commission may deem the most adequate, conforming substantially with the lines of such watercourses, shall be provided, together with such further width or construction, or both, as will be adequate for the stormwater drainage of the area.
