10-20-8: NONCONFORMING SIGNS:
   A.   Temporary Signs: All nonexempt temporary signs shall be either removed or brought into full conformity with the requirements of this chapter within forty five (45) days of the adoption hereof, or of any amendment hereto.
   B.   Other Signs:
      1.   All other nonexempt signs lawfully existing, or holding sign permits issued, prior to the date of adoption of this chapter, but which are not in conformance with these regulations, may be continued as nonconformities until such time as at least one of the following thresholds are met:
         a.   A property on which a nonconforming sign is located is vacant for a period of ninety (90) consecutive days (this does not apply to individual units of multiple tenant buildings but rather to the entire property); or
         b.   A property has any change in use; or
         c.   A permit for the replacement, alteration, enlargement or structural change of any kind (other than for change of face) is requested; or
         d.   The nonconforming sign is identified as “unsafe” by the Zoning Administrator.
      2.   Further, no existing nonconforming sign may otherwise be replaced with another nonconforming sign. Nonconforming signs shall be subject to all the requirements governing the continuation of nonconforming structures as provided in the regulations governing nonconformities in this chapter.
