As used in this chapter:
(a) “Person” means a natural person or any legal entity including, but not limited to, a corporation, limited liability company, law firm, partnership, trust, association, national association, bank, lending institution, mortgage holder, or loan servicer.
(b) “Vacant” means that no person actually or lawfully resides in any part of the real property or that no person conducts a lawful business on any part of the real property.
