No building shall be erected or enlarged unless the following yards are provided and maintained:
(A) For single-family detached dwellings:
(1) Front yard. Not less than 25 feet;
(2) Side yards. A side yard on each side of the zoning lot of not less than 10% of the lot width, except where a side yard adjoins a street, the minimum width shall be not less than 25 feet. As to an accessory building located more than 30 feet back of the required front yard setback, there shall be an interior side yard on each side of the zoning lot of not less than three feet; and
(3) Rear yard. Not less than 25 feet.
(B) For two-family detached dwellings:
(1) Front yard. Not less than 25 feet; and
(2) Side yards. A side yard on each side of the zoning lot of not less than 10% of the lot, except where a side yard adjoins a street, the minimum width shall be not less than 25 feet. As to an accessory building located more than 30 feet back of the required front yard setback, there shall be an interior side yard on each side of the zoning lot of not less than three feet.
(C) For multiple-family dwellings:
(1) Front yard. Not less than 25 feet;
(2) Side yards. Two side yards each not less than 12 feet in depth, except a side yard adjoining a street shall not be less than 25 feet in depth and for structures more than 30 feet in height, measured perpendicular to the front lot line, an interior side yard shall be increased in depth by one-half foot for each foot the building exceeds 30 feet in height; and
(3) Rear yard. Not less than 40 feet in depth.
(D) For single-family semi-detached dwellings:
(1) Front yard. Not less than 25 feet in depth;
(2) Side yards. One yard not less than ten feet in width, except a side yard adjoining a street shall be not less than 25 feet in depth; and
(3) Rear yard. Not less than 40 feet in depth.
