Except in residential buildings protected throughout by an automatic supervised sprinkler system designed in accordance with NFPA 13, where 3 or more dwelling units are located in a building, each dwelling unit shall be separated from adjacent dwelling units and other occupancies by masonry or concrete fire separation assemblies constructed in accordance with Section 708 of the 2018 International Building Code as published by the International Code Council and Section R-317 of the 2018 International Residential Code as published by the International Code Council. The fire separation assemblies shall develop a minimum 2-hour fire resistance rating. Where the fire separation assemblies are offset, the portion of the structure supporting the fire separation assembly shall also be required to develop a 2- hour fire resistance rating.
