§ 90.31 UNLAWFUL REPRESENTATIONS.
   It shall be an unlawful real estate practice for any person, for the purpose of inducing any other person to enter into a real estate transaction with such person, his or her principal or his or her agent:
   (A)   To represent that a change will occur or may occur with respect to race, color, religion, age, sex, disability, national origin, ancestry, sexual orientation, gender identity, marital status, military discharge status, source of income, housing status or parental status in the composition of the owners or occupants in any block, neighborhood or area in which the real property (which is the subject of the real estate transaction) is located;
   (B)   To represent that a change with respect to the race, color, religion, age, sex, disability, national origin, ancestry, sexual orientation, gender identity, marital status, military discharge status, source of income, housing status or parental status in the composition of the owners or occupants in any block, neighborhood or area will result in the lowering of property values, in an increase in criminal or anti-social behavior or in a decline in the quality of schools, in such blocks, neighborhood or area;
   (C)   To directly or indirectly induce or attempt to induce the sale, purchase or rental of any property or to prevent or attempt to prevent the sale, purchase or rental of any real property by implicit or explicit written or oral representations regarding the race, color, religion, age, sex, disability, national origin, ancestry, sexual orientation, gender identity, marital status, military discharge status, source of income, housing status or parental status of the residents or occupants of any block, neighborhood or area; or
   (D)   To utilize any means, direct or indirect, explicit or implicit, of panic peddling either with the intent to induce or attempt to induce or which has the effect of inducing or attempting to induce the sale, purchase or rental of any real property because of any change or prospective change in any block, neighborhood or area because of race, color, religion, age, sex, disability, national origin, ancestry, sexual orientation, gender identity, marital status, military discharge status, source of income, housing status or parental status.
