The following separation requirements shall apply to all towers; provided, however, that the Director of Community Development and/or Plan Commission/ Zoning Board of Appeals, as appropriate may reduce the standard separation requirements if the goals of this chapter would be better served.
(A) Separation from off-site uses/designated area requirements shall comply with the minimum requirements in Table 1 below. Tower separation shall be measured from the base of the tower to the lot line of the off-site uses and/or designated areas, except as otherwise provided:
TABLE 1: SEPARATION DISTANCE FROM OFF-SITE USES
Off-Site Use/Designated Area | Distance Required Between Tower and Selected Land Uses |
Single-family or duplex residential | 200 feet or 300% height of tower, whichever is greater |
Vacant single-family or duplex residentially zoned land which is either platted or has preliminary subdivision plan approval which is not expired | 200 feet or 300% height of tower, whichever is greater |
Vacant unplatted residentially zoned lands | 100 feet or 100% height of tower, whichever is greater |
Existing multi-family residential units greater than duplex units | 100 feet or 100% height of tower, whichever is greater |
Non-residentially zoned lands or nonresidential uses | None: only setbacks apply |
(B) Separation distances between towers. Separation distances between towers shall be applicable for and measured between the proposed tower and preexisting towers. The separation distances shall be measured by drawing or following a straight line between the base of the existing tower and the proposed base, pursuant to a site plan, of the proposed tower. The separation distances (listed in linear feet) shall be as shown in Table 2:
TABLE 2: SEPARATION DISTANCES BETWEEN TOWERS
Type of Tower | Guyed | Monopole Over 75 Ft. | Monopole Under 75 Ft. |
Guyed | 5,000 | 1,500 | 750 |
Monopole more than 75 ft. | 1,500 | 1,500 | 750 |
Monopole less than 75 ft. | 750 | 750 | 750 |
