(A) R-1 (Single-family Residential) District. This district consists mainly of areas containing single-family dwellings and of open spaces where single-family development appears desirable.
(1) In addition to the general purposes applying to all residential districts, the regulations of district R-1 are designed to encourage the provision of single-family detached dwellings in low density residential areas.
(2) Mobile homes may be located in this area in mobile home parks or lots designated or purchased as mobile home lots.
(B) R-2 (Single or Multi-Residential) District. This district consists mainly of areas which contain some single-family dwellings and open spaces where development appears. In addition to the general purposes applying to all residential districts, The additional regulations for R-2 are homes on peer and beam or concrete slab construction. All homes must have at least 1,100 square feet and cost at least $40,000. Outside preference is brick but wood, vinyl or other acceptable material could be used. All existing construction is grandfathered and will not come under this restriction. All future dwellings must comply in all areas.
(C) C (Commercial) District. This district consists mainly of land occupied by or suitable for a wide range of retail and wholesale activities. The C District regulations are designed to permit development of the enumerated functions and to provide space and facilities for financial, administrative, government and business services within appropriate areas.
(D) M (Manufacturing) District. The manufacturing use district is designed to provide land for a wide range of commercial and industrial activities subject to limitations intended to protect nearby residential and commercial districts and to protect the permitted uses from one another. Manufacturing District M consists mainly of areas occupied by or suitable for manufacturing, wholesale and other industrial activities.
(E) A (Agriculture) District.
(1) There exists in certain fringe areas of the city, land which is presently used for agriculture purposes and to which all urban services are not yet available.
(2) These lands should continue to be used for agriculture purposes until needed for urban purposes in conformity with the orderly growth of the city.
