§ 154.040 SKETCH PLAN.
   (A)   The subdivider shall meet with the Plan Commission in a preliminary conference which shall be scheduled by appointment.
   (B)   Prior to the conference, he or she shall submit to the Plan Commission a rough site sketch plan showing:
      (1)   The boundaries and dimensions of the property to be subdivided;
      (2)   Land characteristics such as natural drainage, swamp areas, wooded areas and ridges on and adjacent to the tract;
      (3)   Existing easements: location, width and purpose;
      (4)   Streets on and adjacent to the tract; name and right-of-way width and location; type, width and approximate elevation of surfacing;
      (5)   Existing utilities on and adjacent to the tract, location and size of water mains, fire hydrants, gas mains, street lights, storm and sanitary sewers, including invert elevations of sewers to which connections are to be made;
      (6)   Other conditions on the tract and adjacent land, including: approximate directions and gradient of ground slope, any embankments or retaining walls; character and locations of buildings and other structures, railroads, power lines, towers and other nearby nonresidential land uses of adverse influence; and owners of adjacent unplatted land;
      (7)   Zoning on and adjacent to the tract;
      (8)   Proposed public improvements; highways or other major improvements planned by public authorities for future construction on or near the tract;
      (9)   The proposed layout of streets, blocks and lots;
      (10)   The proposed location of business, park and other nonresidential areas; and
      (11)   Existing covenants affecting the property.
