The following development standards will apply to development activities in the scenic corridor:
(A) Minimum setbacks. All buildings will be set back a minimum of 50 feet from the right-of-way within the scenic corridor.
(B) Landscaping. A minimum 20-foot landscape buffer will be provided adjacent to the right-of-way within the scenic corridor. A minimum of one tree and five shrubs for every 30 linear feet of street frontage will be provided and maintained within the 20-foot landscape buffer.
(C) Parking. Required parking may be allowed within the required front yard setback but will not encroach upon the required front yard landscape buffer.
(D) Future rights-of-way. Where a future right-of-way line has been established for widening or opening of a street or is indicated on the thoroughfare plan, then the minimum required setback will be measured from the future right-of-way line.
(E) Exterior architectural features. The architectural style, design, arrangement, size, and general components of all outer surfaces of a building will include similar color, texture, and style of all windows, doors, lights, roofs, signs and other exterior architectural features appurtenant to such buildings or structures so as to reflect a mixture of existing gable roof style, frame vernacular, or colonial revival structures found within the scenic corridor.
