§ 116.127 PROHIBITED ACT OF LICENSEE.
   It is unlawful for any licensee under the provisions of this subchapter to do the following:
   (A)   Make any substantial misrepresentation or engage in untruthful advertising;
   (B)   Make any false promises of a character likely to influence, persuade or induce action contrary to the best interests of the city and preservation of property values in the city;
   (C)   Pursue a continued and flagrant course of misrepresentation or make false promises through agents, salesperson, advertising or otherwise;
   (D)   Use misleading or untruthful advertising, or use any trade name or insignia or membership in any real estate organization of which the licensee is not a member;
   (E)   Act for more than one party in a transaction without the knowledge of all parties for whom he or she acts;
   (F)   Fail to furnish copies upon request of all documents relating to a real estate transaction to all parties executing the same;
   (G)   Pay a commission or valuable consideration to any person for acts or services performed in violation of this chapter;
   (H)   Employ any person as a salesperson on a purely temporary or single-deal basis as a means of evading the law regarding payment of commissions or any of the provisions of this subchapter;
   (I)   Display a “for rent” or “for sale” sign on any property without the written consent of an owner or his or her duly authorized agent, or advertise that any property is for sale and for rent in a newspaper or other publication without the consent of the owner or his or her authorized agent;
   (J)   Fail, within a reasonable time, to provide information requested by the City Council as a result of a formal or informal complaint to the city, which would indicate a violation of this subchapter;
   (K)   Solicit for sale, lease or listing for sale or lease, residential real estate within the city on the ground of loss of value due to the present or prospective entry into any neighborhood of any person or persons of any particular race, color, religion or national origin or ancestry; and/or
   (L)   Distribute or cause to be distributed, written material or statements designed to induce any owner of residential real estate in the city to sell or lease his or her property because of any present or prospective change in the race, color, religion or national origin or ancestry of persons in the neighborhood.
