§ 111.08 DWELLING UNIT AND SITE REQUIREMENTS.
   (A)   Bed-and-breakfast establishments shall be confined to the single-family dwelling unit which is the principal dwelling unit on the property.
   (B)   No premises shall be utilized for a bed-and-breakfast establishment, unless the following conditions are met:
      (1)   Geographical eligibility. The use shall conform to the location requirements of the zoning code.
      (2)   Size of sleeping rooms. The rental sleeping rooms are part of the primary residential use and are not specifically constructed or remodeled for rental purposes. The rental sleeping rooms shall have a minimum size of 100 square feet for every 2 occupants, with an additional 30 square feet for each additional occupant, not to exceed a maximum of 4 occupants per room.
      (3)   Smoke detectors. Each sleeping room used for the bed-and-breakfast established shall have a separate smoke detector alarm, installed in accordance with applicable building codes.
      (4)   Lavatory facilities. Lavatory and bathing facilities shall be available to all persons using any bed-and-breakfast establishment.
      (5)   Minimum exists. There shall be at least 2 exits to the outdoors from the premises. If rooms are provided in any third-floor areas, fire escapes shall be provided in addition to the 2 exits required.
