(A) No lot shall be so reduced that the area of the lot or dimensions of the open spaces shall be smaller than herein prescribed.
(B) (1) No dwelling shall hereafter be erected or altered unless there is direct access to it from a street or highway through an open space on the same lot.
(2) No building shall hereafter be erected or altered so as to close the present means of access to an existing dwelling or so as to diminish this means to a width less than the width of the existing dwelling.
