(A) Where the average slope of a lot is greater than 1-foot rise or fall in 7 feet of horizontal distance from the established street elevation at the property line, 1 story in addition to the number permitted in the district in which the lot is situated shall be permitted on the downhill side of any building.
(B) In any district with a height limit of less than 50 feet, public and semi-public buildings, schools and churches, hospitals and other institutions permitted in the district may be erected to a height not exceeding 50 feet. The front, rear and side yards shall be increased 1 foot for each 1 foot by which the building exceeds the height limit hereinbefore established for the district.
(C) Height limitations as set forth elsewhere in this chapter may be increased by 100% when applied to the following:
(1) Cooling towers;
(2) Elevator pen houses;
(3) Flag poles; and
(4) Monuments.
(D) Height regulations as set forth elsewhere in this chapter may be increased with no limitation when applied to the following, provided a conditional use permit is issued to increase height:
(1) Chimneys or smokestacks;
(2) Church domes, spires, belfries and roof ridges;
(3) Grain elevators;
(4) Schools, colleges and university buildings; and
(5) Television and radio broadcasting antennae.
