(A) Height regulations. No building shall hereafter be erected or structurally altered to exceed 2-1/2 stories or 35 feet in height.
(B) Front yard regulations. In the B-1 Highway Business District, a front yard of 30 feet shall be required.
(C) Side yard regulations. In the B-1 Highway Business District, no side yard shall be required except no building shall be located within 20 feet from any side lot line abutting any Residential District.
(D) Rear yard regulations.
(1) In the B-1 Highway Business District, no building shall be located closer than 20 feet from any rear lot line abutting any Residential District.
(2) The minimum rear yard may not be used for off-street parking or loading space when abutting any Residential District.
(E) Lot coverage. Not more than 50% of the lot area shall be occupied by buildings.
