§ 153.037 HEIGHT, WIDTH, YARD AND AREA REQUIREMENTS.
   (A)   Height regulations. No building hereafter erected or altered shall exceed 2-1/2 stories or 35 feet in height.
   (B)   Width and foundation regulations.
      (1)   All new single-family dwellings constructed shall have a minimum width of 24 feet, in any of the classes of residence districts.
      (2)   All new single-family dwellings constructed shall have a foundation, in any of the classes of residence districts, described as follows:
         (a)   Constructed of concrete block, poured concrete or treated lumber;
         (b)   Constructed as to encompass the perimeter dimensions of the single-family dwelling unit, ground level perimeter; and
         (c)   The foundation shall be supported by footings. All structures shall have frost footings at a minimum of 4 feet.
   (C)    Front yard regulations.
      (1)   There shall be a front yard having a depth of not less than 30 feet. Where a lot is located at the intersection of 2 or more streets, there shall be a front yard on each street side of each corner lot.
      (2)   No accessory buildings shall project beyond the front yard line of either street.
   (D)   Side yard regulations.
      (1)   Except as hereinafter provided, there shall be a side yard, on each side of a building, having a width of not less than 10 feet from buildings not exceeding 20 feet in height.
      (2)   For buildings exceeding 20 feet in height, there shall be a side yard on each side of a building having a width of 10 feet plus 1 foot of side yard for each 1 foot of building height over 20 feet.
      (3)   Whenever a lot of record existing at the time of passage of this chapter has a width of less than 80 feet, the side yard on each side of the building may be reduced to a width of not less than 10% of the width of the lot, but in no instance shall it be less than 6 feet.
   (E)   Rear yard regulations. There shall be a rear yard having a depth of not less than 25% of the depth of the lot or 10 feet off back property line.
   (F)   Lot area regulations.
      (1)   A lot on which there is erected a single-family dwelling shall contain an area of not less than 9,000 square feet, and shall not be less than an average of 75 feet in width and 120 feet in depth.
      (2)   If a lot was legally platted and was of record at the time of passage of this chapter, and has less area, width or depth than herein required, that lot may be used for any of the uses permitted in this district.
      (3)   A lot on which there is erected a new 2-family dwelling shall have an area of not less than 15,000 square feet and an average width of not less than 100 feet, or an average depth of not less than 120 feet, but in no case shall the lot be smaller than 15,000 square feet.
      (4)   A lot on which there is erected a new multiple-family dwelling shall contain an area of not less than 15,000 square feet for the first 2 units, plus 2,000 square feet for each additional dwelling unit.
   (G)   Not more than 35% of a lot shall be occupied by buildings.
