§ 153.023 HEIGHT, WIDTH, YARD AND AREA REGULATIONS.
   (A)   Height regulations. No building hereafter erected or altered shall exceed 2-1/2 stories or 35 feet in height, except as provided in §§ 153.130 through 153.132.
   (B)   Width regulations. All structures used for residential occupancy shall have a minimum width of 22 feet at its narrowest width dimension, and shall be affixed to a permanent foundation constructed of concrete block, poured concrete or wood.
   (C)   Front yard regulations.
      (1)   There shall be a front yard having a depth of not less than 30 feet.
      (2)   Where a lot is located at the intersection of 2 or more streets, the front yard depth regulations are applicable on each street side of each corner lot.
      (3)   No accessory building shall project beyond the front yard line of either street.
   (D)   Side yard regulations. There shall be a side yard, on each side of the building, having a width of not less than 15 feet.
   (E)   Rear yard regulations. There shall be a rear yard having a depth of not less than 25% of the depth of the lot.
   (F)   Lot area regulations. Every lot or tract of land upon which a single-family dwelling is erected shall have an area of not less than 22,000 square feet and an average width of not less than 150 feet, except that if a lot or tract has less area or width than herein required and was legally platted and was of record at the time of the passage of this chapter, that lot may be used for any of the uses permitted in this section.
