Provided the overall number of dwelling units per acre (density) is not increased beyond the provisions of section 9-4-12 of this chapter and provided that the common open space and recreational area are in accord with section 9-4-15 of this chapter the planned development may include minimum lot areas per dwelling unit smaller than those normally required in the zoning district.
