(A) The arrangement, character, extent, width, and location of streets shall conform to the Land Use Policy Plan, the approved standard street sections and all applicable ordinances, and shall be considered in their relation to existing and planned streets, to reasonable circulation of traffic, to topographical conditions, to runoff of storm water, to public convenience and safety and in their appropriate relation to the proposed uses of the area to be served.
(B) Street right-of-way widths shall be adequate to serve the proposed use and shall be designed according to current standards:
(1) Local streets = 60 feet;
(2) Collector streets = 80 feet; and
(3) Arterial streets = 100 feet.
(C) All streets shall have drive over curbs.
(D) Cul-de-sacs shall have a minimum right-of-way radius of 50 feet.
(E) All driveways will not exceed a maximum of 22 feet.
