13-12-4: NUMBER OF PARKING SPACES REQUIRED:
Off street parking spaces accessory to designated uses shall be provided as follows:

Automobile service stations
1 for each employee, plus 2 for each service stall or area within the building. Service stalls or service areas shall not count toward the satisfaction of the off street parking requirement. The above listed calculated parking area is for the off street, accessory parking of licensed, operable passenger vehicles of owners, employees and customers of the subject use. Effective September 21, 2004, as part of the special use requirements for automotive uses, new occupancies are required to demonstrate that the use will include a storage area that is sufficient to store vehicles awaiting repair by the new occupancy. Such storage area shall be properly zoned for such use and shall be situated, constructed, paved and drained in accordance with the applicable sections of this title. Exterior storage areas shall further be screened by a decorative 6 foot wall or fence, which design shall be consistent with the architecture of other structures in the area. The absence of an approved storage area shall be considered a failure of the proposed occupancy to meet the conditions of this title for obtaining special use approval
Banks
1 for each 400 square feet of floor area
Bowling alleys
5 for each alley, plus such additional spaces as may be required herein for affiliated uses such as restaurants and the like
Business and professional offices or public administration buildings
1 for each 500 square feet of floor area
Carryout restaurants
1 per 100 square feet of usable floor area or 8, whichever is greater
Churches
1 for each 5 seats or 90 inches of seating space in the main auditorium. The building director shall compute additional required spaces for accessory uses, e.g., daycare
Drive-in restaurants
1 per 40 square feet of usable floor area, plus 8 stacking spaces for each drive-in or drive- through transaction station
Establishments handling the sale and consumption on the premises of food and refreshment
1 for each 4 occupants of the building, as defined by the building and fire code occupancy calculations. If the minimum required parking area is not provided, the eatery owner may reduce his parking requirement by agreeing in writing to post and adhere to a lower occupancy load, subject to the approval of the building director. In such instances, the required off street parking shall be calculated at 1 space per every 4 occupants at the lower, agreed upon rate of occupancy
Fast food restaurants
1 for each 4 occupants of the building, as defined by the building and fire code occupancy calculations. 1 for each 3 hospital beds, plus 1 for each 4 employees other than doctors, plus 1 for each 2 doctors assigned to the staff
Hotels and motels
1 for each lodging room, and 1 for each 100 feet of retail sales and meeting rooms
Libraries and museums
1 for each 800 square feet of floor area
Manufacturing, fabricating, and processing plants not engaged in retail trade
1 for every 1 1/2 employees in the largest working shift or 1 per 500 square feet of usable floor area, whichever is greater. When the amount of office area exceeds 25 percent of the gross floor area, the parking requirements for such office area shall be that which is required in this section for office uses. The parking requirements for the remainder of the building shall be 1 for every 550 square feet of usable floor area
Medical and dental clinics
3 for each examining or treatment room, plus 1 for each doctor and employee in the building
Motor vehicle sales, trailer sales and rental
1 for each 400 square feet of gross floor area of salesroom, plus such space as is required for any affiliated automotive service, repair and/or vehicle display/storage area
Multi-family housing for senior citizens (55 years and older)
1 per dwelling unit. This requirement may be reduced if recognized standards and empirical data are provided establishing a reduced need. Such reduction shall not be lowered to less than 1/2 space per dwelling unit
Multiple-family dwellings
2 for each dwelling unit
Private clubs and lodges
2, and 1 for each 7 seats in accordance with the design capacity of the main meeting room
Public utility and public service uses
1 for each 3 employees, plus spaces in adequate number as determined by the zoning administrator to serve the visiting public
Recreational buildings or community centers
1 for each 3 employees, plus spaces in adequate number as determined by the zoning administrator to serve the visiting public
School and institutional auditoriums
1 for each 2 persons employed on the premises, and 1 additional for each 4 seats or for each 80 inches of seating space in the main auditorium or assembly hall
Schools, elementary or middle – private or public
1 for each faculty member and other full time employees; 1 per each 5 classrooms for visitor parking. The building director shall compute additional required spaces if an auditorium and/or athletic field is provided
Schools, high – private or public
1 for each 7 students, and at least 1 for each faculty member and other full time employees; 1 per each 5 classrooms for visitor parking. The building director shall compute additional required spaces if an auditorium and/or athletic field is provided
Shopping center or clustered commercial
1 for each 125 feet of usable floor area
Single-family dwellings
2 for each dwelling unit
Theaters
1 for each 4 seats up to 400 seats, plus 1 for each 6 seats over 400, plus 1 for each employee
Truck terminals
1 per vehicle of suitable dimension to accommodate the size of the truck and trailer being parked, plus those spaces required by this section for accessory uses such as offices
Two-family dwellings
2 for each dwelling unit
Undertaking establishments and funeral parlors
1 for each 100 square feet of gross floor area, plus 1 for each funeral vehicle maintained on the premises
Warehouse and storage establishments
1 for each employee, plus 1 for each vehicle used in the conduct of the enterprise, plus 1 for each 4,000 square feet of floor area
All other retail stores and commercial establishments
1 for each 150 square feet of floor area
Other uses
Parking spaces on the same basis as required herein for the most similar use as determined by the zoning administrator
