10-6-6: STANDARDS FOR REPAIR OR DEMOLITION:
The following standards shall be followed in substance by the Community Development Director and the hearing examiner in ordering repair, remediation, vacation, or demolition of dwellings, buildings, structures, or premises:
   A.   If the dangerous or unfit dwelling, building, structure, or premises can reasonably be repaired or remedied so that it will no longer exist in violation of the terms of this chapter, it shall be ordered repaired or remedied.
   B.   If the dangerous or unfit dwelling, building, structure, or premises cannot reasonably be repaired or remedied so that it will no longer exist in violation of the terms of this chapter, it shall be demolished.
   C.   If the estimated cost of repairing the conditions causing a dangerous or unfit dwelling, building, or structure to be unsafe or unfit for human habitation or other use exceeds approximately fifty percent (50%) of the replacement value of a dwelling, building, or structure of similar size, design, type, and quality as determined by the Long Beach building inspector, it shall be demolished.
   D.   If the dangerous or unfit dwelling, building, structure, or premises is or presents a fire hazard as determined by the Long Beach building inspector, it shall be demolished or abated, provided the fire hazard is not eliminated by the owner within a reasonable time as determined by the City.
