(a) Multiple principal structures. More than one principal structure may be permitted on the same lot within the OS Open Space and Public Lands District where the size of the lot allows for the appropriate maintenance of traffic patterns, dimensions of structures, setbacks and structure location standards.
(b) Lighting. Sources of light for the spotlighting or floodlighting of buildings or grounds shall be shielded so as not to be directly visible to adjacent properties or public streets.
(c) Landscaping and buffer yards. All portions of a lot which are not improved shall be landscaped or maintained in an orderly natural state.
(1) In addition to the yard requirements in § 1258.09, a screen of deciduous and evergreen trees and shrubs sufficient to create a year-round visual barrier shall be planted and maintained within a buffer yard of at least 20 feet in depth between any development permitted in any OS District and any adjoining Residence District in accordance with the residential buffer requirements established in Chapter 1266 Landscaping.
(2) All other requirements of Chapter 1266 Landscaping pertaining to screening and buffering must also be met.
(3) All requirements contained in subsections (1) and (2) hereof must be fully complied with before a certificate of occupancy is issued by the Code Enforcement Officer.
(d) Mechanical equipment. All ground level and roof top mechanical equipment must be fully screened from view from all Residential Districts by a parapet wall or other screening structure constructed of the same materials as the principal building façade, or adequate landscaping to the height of such equipment.
(e) Refuse control. Refuse containers must be covered and shall be stored within completely enclosed buildings or placed in corrals providing screening from public streets and adjoining lots.
