The General Industrial GI and Light Industrial LI Districts and their regulations are established herein in order to achieve, among others, the following purposes:
(a) To provide sufficient areas in appropriate and convenient districts for the purposes of carrying on industrially-oriented office and research activities, commercial services, and the manufacture and distribution of goods, all in a manner which serves the community, promotes employment, and strengthens the economy of the community;
(b) To provide appropriate and convenient areas for business, contracting and related types of minor production processes, primarily for businesses which serve other businesses or serve infrequent shopping needs;
(c) To improve the general environment by prohibiting uses which are not compatible with uses permitted within the Industrial Districts, and by so doing, making land more readily available for industry;
(d) To protect adjacent residential districts by restricting the types of manufacturing bordering residential districts to those which are less likely to create objectionable influences beyond their district boundaries and by separating and insulating residential districts from the most intense manufacturing activities through the provision of landscaped buffer areas;
(e) To protect manufacturing, commercial services and related development against congestion insofar as is possible and appropriate in each area by providing adequate off-street parking and loading facilities;
(f) To provide a General Industrial District for the manufacturing of products and processes which normally require a large land area;
(g) To provide a Light Industrial District that allows for commercial service, offices, research and light industrial development; and
(h) To promote the most desirable land uses in accordance with plans recommended or duly approved by the village.
