§ 1250.05 USE REGULATIONS AND SCHEDULE OF PERMITTED AND CONDITIONAL USES.
   (a)   The land use regulations for the R Residential Districts are set forth in the following Schedule 1250.05.
   (b)   Land uses designated by a P are permitted uses that may be subject to additional regulations imposed by this Code.
   (c)   A P followed by a number indicates that the use is a permitted use as previously described, but is subject to an additional regulation found at the end of the following table under the corresponding number.
   (d)   Land uses designated by a C are conditional uses that are subject to review by the Board of Zoning Appeals, and that may be subject to conditional use approval in accordance with the requirements of Chapter 1280, Appeals, Variances, and Conditional Use Permits.
   (e)   Land uses that are marked with a “—“ or that are not listed in the following table are prohibited within the R Districts.

Additional Limitations
1. Two-Family and Multi-Family dwellings must be legally established prior to the adoption of this Zoning Code. If permitted in a district, the use has the rights of nonconforming uses per Chapter 1278, Nonconforming Uses and Structures, except that it shall not be subject to the limitations in § 1278.03(a), Alteration or Reconstruction of a Structure Occupied by a Nonconforming Use, or § 1278.03(b), Enlargement or Expansion Nonconforming Use of Structures or Land.
2. Home Occupations are only permitted as accessory uses and occupant must first obtain a zoning certificate upon showing fulfillment of the requirements for home occupations in Chapter 1270, Accessory Uses and Structures.
