(a) Every habitable room shall have at least one window which can be easily opened and is facing directly to an outdoor open space. The minimum total window area, measured between stops, for every habitable room, shall be ten percent of the floor area of such room and shall be unobstructed by any portion of a structure or wall less than five feet from the outside of such window.
(b) An interior room not having its own source of natural light and ventilation shall be acceptable only where the room adjoins an outside room which has adequate natural light and ventilation, calculated on the basis of the combined floor area of the two rooms, and where the separating wall between the two rooms has a clear opening six feet wide with a minimum height of six feet, eight inches. The interior room shall not be a bedroom.
(c) Where the required window light and/or ventilation is not provided, artificial lighting and/or ventilation systems shall be installed in conformity with the State Building Code.
