§ 1480.13 CONTENTS OF NOTICES AND ORDERS.
   Whenever the Housing Inspector determines that a dwelling is dangerous, as set forth in § 1480.11, he or she shall:
   (a)   Affix to such dwelling or portion thereof, upon the door or entrance thereto, a placard on which shall be printed a declaration that such dwelling or portion thereof is unfit for human habitation and ordered to be vacated. No person shall deface or remove the placard from any dwelling or part thereof which has been condemned as unfit for human habitation and placarded as such. The Housing Inspector shall remove such placard whenever the defect, upon which the condemnation and placarding were based, has been eliminated; and
   (b)   Serve the notice and order, pursuant to § 1480.07, on the owner, occupant, lessee or mortgagee, or his or her agent in such building, as shown by the land records of the County Recorder of Deeds, of any building found by the Housing Inspector to be a dangerous dwelling according to the standards set forth in § 1480.11. The notice and order shall state that:
      (1)   The owner must repair and/or vacate such building in accordance with the terms of the notice and the provisions of this Housing Code;
      (2)   The occupant or lessee must vacate such building or, with the consent of the owner, may have it repaired in accordance with the notice and order and remain in possession; and
      (3)   The mortgagee, or other person having an interest in such building, as shown by the land records of the County Recorder of Deeds, may, at his or her own risk, vacate and repair such building or have such work done.
