§ 1424.03 NOTICE OF DETERMINATION; ORDERS FOR COMPLIANCE.
   (a)   Whenever the Code Enforcement Officer determines that a building, structure or other premises is in an insecure, unsafe or structurally defective condition, he or she shall give notice by certified mail of such determination to the owners and lien holders of record therefore. Such notice and order shall inform the owners and lien holders that, within 30 days, they must do one of the following:
      (1)   Repair, in accordance with the provisions of this Building and Housing Code, or vacate and remove such insecure, unsafe or structurally defective building or structure; or
      (2)   Enter into an agreement with the municipality to perform the removal or repair of the insecure, unsafe or structurally defective building or structure.
   (b)   The notice should advise the owner of the building, structure or other premises and the lien holders of record that, unless the repairs are made or an agreement is entered into with the municipality as required in division (a), the municipality will proceed with the repair or removal of the building or structure and shall collect the total costs of such repair or removal in accordance with § 1424.10.
