12.03: NECESSARY DATA FOR PRELIMINARY PLAT:
   A.   Size And Scale: The preliminary plat shall be clearly and legibly drawn. The size of the full size map shall not be less than twenty two inches by thirty four inches (22" x 34"). There shall also be one eleven inch by seventeen inch (11" x 17") copy. All subdivision maps shall be drawn at a scale not smaller than a scale of one inch equals one hundred feet (1" = 100'), unless otherwise required by the city council.
   B.   Information Required: The preliminary plat of the proposed subdivision shall contain or have attached thereto the following information:
      1.   Identification And Description:
         a.   Proposed name of subdivision, which name shall not duplicate or be alike in pronunciation of the name of any plat theretofore recorded in the county.
         b.   Legal description of property to be platted and a survey prepared by a surveyor registered in the state.
         c.   Names and addresses of the owner, subdivider, contract for deed vendors, mortgage holders of record, surveyor and designer of the plan.
         d.   North point.
         e.   Date of preparation.
      2.   Existing Conditions:
         a.   Boundary lines of proposed subdivision, clearly indicated.
         b.   Existing zoning classification.
         c.   Total approximate acreage.
         d.   Location, widths and names of all existing or previously platted streets or other public ways, showing type, width and condition of improvements, if any, railroad and utility right of way, parks and other public open spaces, permanent buildings and structures, easements and section and corporate lines within the tract and to a distance of one hundred feet (100') beyond the tract, unless otherwise required by the administrator.
         e.   Location and size of existing sewers, water mains, culverts or other underground facilities within the tract and to a distance of one hundred feet (100') beyond the tract. Such data as grades, invert elevations and locations of catch basins, manholes and hydrants shall also be shown, unless otherwise required by the administrator.
         f.   Boundary lines of adjoining unsubdivided or subdivided lands, within one hundred feet (100'), identifying by name and ownership, unless otherwise required by the administrator.
         g.   Topographic data, out to three hundred feet (300') beyond the boundaries of the proposed plat, including contours at vertical intervals of not more than two feet (2'). Where the horizontal contour interval is one hundred feet (100') or more, a one foot (1') vertical interval shall be shown. Watercourses, marshes, wetlands, wooded areas, rock outcrops, power transmission poles and lines, and other significant features shall also be shown, unless otherwise required by the administrator.
      3.   Subdivision Design Features:
         a.   Layout of proposed streets, showing rights of way widths and proposed names of streets. The name of any street heretofore used in the city or its environs shall not be used, unless the proposed street is an extension of an already named street, in which event the name shall be used.
         b.   Location and widths of proposed alleys, pedestrianways, utility easements, drainage easements and public way easements.
         c.   Typical cross sections of proposed improvements upon streets and alleys, together with an indication as to the method of disposing of the proposed stormwater runoff.
         d.   Approximate centerline gradients of proposed streets and alleys.
         e.   Locations, size and approximate gradient of proposed sewer lines and water mains.
         f.   Layout, numbers and preliminary dimensions of lots and blocks.
         g.   Minimum front and side street building setback lines, indicating dimensions.
         h.   Areas, other than streets, alleys, pedestrianways, utility easements, drainage easements and public way easements intended to be dedicated or preserved for public use, including the size of such area or areas in acres.
      4.   Other Information:
         a.   Statement of the proposed use of lots, stating type of residential buildings with number of proposed dwelling units; type of business or industry so as to reveal the effect of the development on traffic, fire hazards or congestion of population.
         b.   Proposed protection covenants.
         c.   Source of water supply.
         d.   Provisions for sewage disposal, drainage and flood control.
         e.   If any zoning changes are contemplated, the proposed zoning plan for the areas, including dimensions. (Ord. 10, 6th Series, eff. 3-2-2009)
