§ 158.09 PLANNING DETAILS.
   (A)   The subdivider shall plan the layout to preserve the natural features of the site. Wetlands and trees having a diameter of 6 inches or more that have been identified in the tentative plat stage shall be appropriately located on the plat. Efforts for the protection of these natural features of the site shall be specifically listed and adhered to during the development of the subdivision.
   (B)   The layout should provide for proper circulation of traffic. In general, long blocks are desirable, and intersection of minor streets should be at right angles with main highways or arterial streets.
   (C)   When the topography is irregular, streets should be laid out to fit contours.
   (D)   Proper space for public parks, playgrounds, and other public facilities shall be provided by the subdivider, and space provided shall comply with the minimum requirements of the Federal Housing Administration.
   (E)   If the property, or portion thereof, is zoned for business or industry, the subdivider shall make suitable provisions in the layout for the proper development of the area.
   (F)   In general, streets shall not be laid out on the boundaries of the tract, except where the streets are desirable for further expansion, or where streets conform to existing streets in the vicinity.
