§ 152.075 AG DISTRICT.
   (A)   AG District intent, permitted uses, and special exception uses.
      (1)    District intent.
         (a)    The AG District, Agriculture, is intended to provide a land use category for agricultural activities. The provisions that regulate this land use district should protect, promote and maintain areas in the town for farming operations.
         (b)    The Plan Commission and Board of Zoning Appeals should strive to protect this district from “spot zoning,” conflicting land uses, and any use that may inflict significant environmental impacts.
         (c)   The Plan Commission and Board of Zoning Appeals should also strive to promote prime
agriculture land for production crops in the AG District.
      (2)   Permitted uses.
         (a)   Residential.
            1.   Dwelling, single family;
            2.   Residential facility for the developmentally disabled;
            3.   Residential facility for the mentally ill;
            4.   Child care home (owner occupied home).
         (b)   Agricultural uses.
            1.   Agricultural crop production;
            2.   Agricultural livestock production;
            3.   Orchards;
            4.   Plant nursery;
            5.   Storage of agricultural products;
            6.   Storage of farm vehicles;
            7.   Storage of farm equipment;
            8.   Storage of farm materials;
            9.   Tree farms.
         (c)   Institutional/public facilities.
            1.   Public park/recreation.
         (d)   Miscellaneous.
            1.   Accessory uses;
            2.   Artificial lake - One or more acres.
            3.   Decks attached or free standing;
            4.   Home occupations;
            5.   Private swimming pool.
      (3)   Special exception uses.
         (a)   Residential.
            1.   Group home.
         (b)   Agricultural uses.
            1.   Agricultural seed sales;
            2.   Commercial raising of nonfarm animals;
            3.   Farm equipment sales/service;
            4.   Processing agriculture products;
            5.   Processing agriculture products produced on site;
            6.   Riding stables and trails.
         (c)   Business: general business.
            1.   Kennel.
         (d)   Institutional/public facilities.
            1.   Fire station;
            2.   Church, mosque, or temple;
            3.   School, public or private;
            4.   Child care center;
            5.   Community center.
         (e)   Communication/utility.
            1.   Telephone exchange;
            2.   Utility substation;
            3.   Public well;
            4.   Sewage treatment plant;
            5.   Water treatment plant.

Minimum Lot Area:
• 5 acres
Minimum Lot Width:
• 300 feet
Minimum Lot Frontage:
• 200 feet on a Public Street with access from said Public Street (only if used for a building site for primary or accessory structures)
Minimum Front Yard:
• 60 feet when adjacent to a Primary Arterial Road
• 50 feet when adjacent to a Secondary Arterial Road
• 45 feet when adjacent to a Collector Road
• 40 feet when adjacent to a Local Road
Minimum Side Yard:
• 45 feet for Primary Structure
• 35 feet for Accessory Structure
Minimum Rear Yard:
• 40 feet for Primary Structure
• 35 feet for Accessory Structure
 
Maximum Structure Height:
• 35 feet for the Primary Structure, from the grade at the front entrance
• 50 feet for Accessory Structures
