§ 152.064 C2 DISTRICT.
   (A)   C2 District intent, permitted uses, and special exception uses.
      (1)   District intent.
         (a)   The C2 Business Park/Light Industrial District is intended to provide a land use category for most low to moderate impact business park and light industrial facilities. This district can be used adjacent to all other commercial districts, agriculture districts, and residential districts.
         (b)   The Plan Commission and Board of Zoning Appeals should strive to use the C2 District to develop a contiguous area, or cluster, for commerce and job creation.
         (c)   The Plan Commission and Board of Zoning Appeals should not encourage “spot zoning” with this district. The Plan Commission and Board of Zoning Appeals should also strive to minimize lighting, parking lots fronting the major streets, excessive use of signs, and traffic conflicts in the C2 District.
      (2)   Permitted uses.
         (a)   Agricultural uses/service.
            1.   Agricultural seed sales;
            2.   Storage of agricultural products.
         (b)   Business: general business.
            1.   Self storage;
            2.   Print shop;
            3.   Sign painting/fabrication;
            4.   Welding;
            5.   Wholesale business;
            6.   Lumber yard.
         (c)   Institutional/public facilities.
            1.   Recycling collection point;
            2.   Trade or business school.
         (d)   Business recreation.
            1.   Adult uses (see Adult Use/definition ordinance)
         (e)   Industrial uses.
            1.   Bottled gas storage/distribution;
            2.   Distribution center;
            3.   Flex-space;
            4.   Industrial park;
            5.   Light manufacturing;
            6.   Liquid fertilizer and distribution;
            7.   Office complex;
            8.   Research center;
            9.   Warehouse.
         (f)   Communication/utilities.
            1.   Cellular/communication/radio/television tower;
            2.   Pipeline pumping station;
            3.   Public wells;
            4.   Sewage treatment plants;
            5.   Telephone exchange;
            6.   Utility substation;
            7.   Water treatment plant.
         (g)   Miscellaneous.
            1.   Accessory uses.
      (3)   Special exception uses.
         (a)   Agricultural uses/service.
            1.   Farm equipment sales/service;
            2.   Processing agriculture products;
            3.   Storage of agricultural products.
         (b)   Business: auto sales/services.
            1.   Automobile/truck storage (outdoor).
         (c)   Institutional/public facilities.
            1.   Cemetery;
            2.   Fire station.

Minimum Lot Area:
• 25,000 square feet
Minimum Lot Width:
• 70 feet
Minimum Lot Frontage:
• 70 feet on a Public Street with access from said Public Street
Minimum Front Yard:
• 35 feet when adjacent to a Primary Arterial Road
• 35 feet when adjacent to a Secondary Arterial Road
• 30 feet when adjacent to a Collector Road
• 25 feet when adjacent to a Local Road
Minimum Side Yard:
• 25 feet (plus buffer yard)
Minimum Rear Yard:
• 25 feet for the Primary/Accessory Structure (plus buffer yard)
Maximum Structure Height:
• 45 feet for the Primary Structure, from the grade at the front entrance
• 35 feet for Accessory Structures
