§ 152.045 MP DISTRICT.
   (A)   MP District intent, permitted uses, and special exception uses.
      (1)   District intent.
         (a)   The MP (Mobile Home Park) District is intended to provide a land use category for mobile home parks that comply with all state and federal statutes, regulations, and case law.
         (b)   This district should be within close proximity to parks, open space, services, and retail if possible. Avoid locating near conflicting land uses and nonfamily oriented businesses.
         (c)   See definition of MOBILE AND MANUFACTURED HOME: DWELLING, MANUFACTURED HOME and DWELLING, MOBILE HOME.
      (2)   Permitted uses.
         (a)   Residential.
            1.   Dwelling, manufactured home;
            2.   Dwelling, mobile home;
            3.   Dwelling, single-family;
            4.   Accessory structure;
            5.   Private sw im mi ng po ols .

      (3)   Special exception uses.
         (a)   Institutional/public facilities.
            1.   Church, temple or mosque;
            2.   Community center;
            3.   Fire station;

         (b)   Communication/utilities.
            1.    Cellular/communication/radio/television tower;
            2.   Pipeline pumping station;
            3.   Public wells;
            4.   Telephone exchange;
            5.   Utility substation.

Minimum Lot Area:
• 5,500 square feet
Minimum Lot Width:
• 35 feet
Minimum Lot Frontage:
• 35 feet on a Public Street with access from said Public Street
Minimum Front Yard:
• 45 feet when adjacent to a Primary Arterial Road
• 45 feet when adjacent to a Secondary Arterial Road
• 40 feet when adjacent to a Collector Road
• 35 feet when adjacent to a Local Road
Minimum Side Yard:
• 10 feet (plus buffer yard)
Minimum Rear Yard:
• 8 feet for the Primary and Accessory Structures (plus buffer yard)
 
Maximum Structure Height:
• 15 feet for the primary structure from the grade at the front entrance
• 10 feet for Accessory Structures
