§ 152.042 R3 DISTRICT.
   (A)   R3 District intent, permitted uses, and special exception uses.
      (1)    District intent.
         ( a)   The R3 District, Medium Density Residential, is intended to provide a land use category for small to medium sized lots and medium single family detached homes. The provisions that regulate this land use district should protect, promote and maintain areas in the town for existing and future housing growth.
         ( b)   The Plan Commission and Board of Zoning Appeals should strive to protect this district from conflicting land uses, and non-family oriented businesses.
      (2)   Permitted uses.
         (a)   Residential.
            1.   Dwelling, single-family.
         (b)   Institutional/public facilities.
            1.   Public park/recreation center.
         (c)   Miscellaneous.
            1.   Accessory structures;
            2.   Decks attached or free standing;
            3.   Private swimming pool.
      (3)   Special exception uses.
         (a)   Residential.
            1.   Bed and breakfast facility;
            2.   Boarding or lodging house;
            3.   Child care home (owner occupied home);
            4.   Children’s home;
            5.   Group home;
            6.   Manufactured home;
            7.   Residential facility for the developmentally disabled;
            8.   Residential facility for the mentally ill;
            9.   Home occupation.
         (b)   Institutional/public facilities.
            1.   Church, temple or mosque;
            2.   Community center;
            3.   Fire station;
            4.   Library;
            5.   Post office;
            6.   School, public/private.
         (c)   Communication/utilities.
            1.   Cellular/communication/radio/television tower;
            2.   Pipeline pumping station;
            3.   Public wells;
            4.   Telephone exchange;
            5.   Utility substation.
         (d)   Miscellaneous.
            1.   Artificial lake.
   (B )    R3 District standards.

• 9,000 square feet
Minimum Lot Width:
• 70 feet
Minimum Lot Frontage:
• 30 feet on a Public Street with access from said Public Street
Minimum Front Yard:
• 30 feet when adjacent to a Primary Arterial Road
• 30 feet when adjacent to a Secondary Arterial Road
• 30 feet when adjacent to a Collector Road
• 30 feet when adjacent to a Local Road
 
Minimum Side Yard:
• 7 feet
Minimum Rear Yard:
• 25 feet for the Primary Structure
• 7 feet for Accessory Structures
Maximum Structure Height:
• 40 feet for the primary structure, from the grade at the front entrance
• 20 feet for Accessory Structures
