9-3-10: INTENSITY OF USE:
   A.   Every lot or tract of land upon which a building is erected shall have an area of not less than twelve thousand (12,000) square feet, with at least sixty feet (60') of frontage upon a street, and an average depth of not less than seventy five feet (75'). No building, with its accessory buildings, shall occupy in excess of fifty percent (50%) of the area of the lot, and not more than fifty percent (50%) of the required front yard or corner side yard may be covered with an impermeable surface, a hard permeable surface, or a combination of the two (2) surfaces.
   B.   Every dwelling unit constructed shall have not less than two thousand five hundred (2,500) square feet of living area, not including any attached garage, as a minimum size. (See section 9-1-2 of this title for definition of "garage".) (Ord. 417, 3-28-2017)
