Any and all maintenance or repair of motor vehicles on any automotive sales lot or inside any structure located on such premises shall be performed only if it is performed entirely within an enclosed structure and in such a manner that it also complies with, meets and satisfies any and all applicable building, fire, health, zoning and other applicable statutes, ordinances, codes, regulations and standards. Any and all inoperable motor vehicles and motor vehicles awaiting service or repair or otherwise in storage or unavailable for immediate sale as an operable and merchantable motor vehicle shall be parked or placed in an area which is separate and distinct from the area or areas where operable and merchantable motor vehicles available for immediate sale and other operable vehicles in active and current use are parked or placed; provided, however, that no inoperable motor vehicle, no motor vehicle awaiting service or repair and no motor vehicle otherwise in storage or unavailable for immediate sale as an operable and merchantable motor vehicle shall be parked, placed or otherwise present anywhere on the property for in excess of 30 days.
