§ 154.22  PRELIMINARY PLAN REVIEW; PUBLIC HEARING.
   (A)   The Commission shall hold a public hearing with notice as provided in Chapter 153 on the proposed PUD plan.
   (B)   Prior to the hearing, the petitioner shall submit to the zoning official sufficient copies of the PUD plan together with appropriate fees.  Copies of the plan shall be distributed promptly by the zoning official to the appropriate county agencies for review to determine if the PUD plan can be accommodated by the existing public utility, street, and general county service facilities, or if any additions to or extension of facilities are necessary for the project.
   (C)   The zoning official shall notify the petitioner of any questions raised by any county agencies and shall also submit the same information to the Plan Commission, along with a report which evaluates the proposed PUD project and its impact on the present and future development of that part of the county in which it is located.
   (D)   The Commission shall approve or disapprove the proposed PUD plan and issue a written decision on the reasons for the decision within 30 days of the conclusion of the public hearing.  The petitioner shall be supplied a copy of the written decision.
   (E)   The Plan Commission may impose conditions or require modifications in the proposed PUD plan, prior to approval, and the petitioner shall modify the plan accordingly.
