Many cities use alleys to allow access to the rear of each lot and to provide for rear utilities. The Town of Lakeside does not require (and even discourages) alleys in residential areas but does require a 10' utility easement along the rear of each lot. However, alleys may be required where alleys or adjacent subdivisions already platted would be closed or dead-ended by failure to provide alleys in the new subdivision.
As noted, the City does not encourage alleys. However, if a subdivider desires to include alleys in a subdivision, such alleys shall be designed to be not less than twenty (20) feet in width. Any construction plans for this type of improvement shall be submitted to the P&Z for approval prior to the submission of the Final Plat.
Alleys or loading courts, of a minimum width of thirty (30) feet paved surface, or other means of providing adequate off-street loading space, shall be provided in commercial areas.
